Tension between Tenants and Landlord

Saurabh and his family are renting a flat in a residential building in Delhi. They signed a 11-month lease agreement with the landlord, Mr. Kumar. However, Mr. Kumar started to harass Saurabh, asking him to vacate the premises in 3 months without a proper notice. The rent is also 2 months in arrears. Saurabh received a notice of eviction, threatening to take possession of the property if the rent is not settled within 15 days. Yaar, issue of tension b/w tenants aur landlords is quite common. To resolve this, we have laws like Rajasthan Tenancy Act, 2003, or Maharashtra Rent Control Act, 1999. These acts provide provisions for fixation of rent, security deposit, and notice period. Landlords can also initiate eviction proceedings under Section 13(1) of the Act.
