Rent-Not, My Property Rights!

So, I was negotiating with my landlord for a rent hike, and I was all like "Arre, sahab, main toh abhi tak 4-sala student hoon, mujhe toh 2000 ka rent chukana hai hi nahi!" (Translation: "Sahib, I'm still a 4th-year student, how can I pay 2000 rent?"). And he's all like "Koi baat nahi, mere 2 lacs ka flat hai, main toh property dealer hoon!" (Translation: "No issue, my flat is worth 2 lacs, I'm a property dealer!").

And that's when I thought of Section 3 of the Transfer of Property Act, 1882 - 'Sale of immovable property'.
