Lease Deed: Validity after Rent Default

Main problem hai yeh, koi Property ke subject ke pass nahi hai, par yeh CUET PG Law ke question ke liye perfect hai. Aapke vichar dijiye, maine do options diye hain:

Option 1: Lease deed ka validity rent default ke baad khatam ho jata hai, yeh kehne se ki agar tenant rent nahin de raha hai, toh vah property par akele se rent nahin de sakta.

Option 2: Rent default ki chot ko lekar, lekhi hui lease deed ka validity nahi khatam hota hai, yeh kehne se ki tenant ne kuch bhi nahi kiya, lekin iska arth yeh hai ki vah property ka use rakh sakta hai aur rent nahi de sakta.

Bhai, I think the key here is to read the lease deed itself. Some leases specify a time period after which the landlord can terminate the lease if rent is not paid, while others might allow a one-time waiver. If a waiver is allowed, the lease still remains valid, but if the rent isn't paid and no waiver is granted, the landlord can take the tenant to court. Has anyone else come across similar clauses in their notes?
