Like, every time I try to convince mom to let me off the PG rent (waise bhi, I'm not that poor), I think of Section 109A. "Where, in the absence of a contract or local usage to the contrary, the transfer of property is not to take effect until the happening of some event or the fulfillment of some condition, if the event does not happen or the condition is not fulfilled, the transfer is void.

Arre, I think you're confusing it with Section 108 of Transfer of Property Act. 109A isn't about renegotiating rent, it's about contract and liability when a contract is terminated by landlord. If your mom, I mean your landlord, has given you a written notice, you'll have to leave the premises. Don't mix up your rent issues with contract law.
